Great Things are Happening
Numerous development projects are in the works in Uptown Houston, ranging from retail to office to residential, with many more on the horizon.

Hotel
Courtyard by Marriott: This 15-story hotel, designed by Mitchell Carlson Stone, Inc., features 190 guest rooms. This hotel located at 2900 Sage and is now open.

‘aloft’ Hotel:  Starwood Hotels & Resorts Worldwide, Inc. is proposing to build this $40 million hotel at 5433 Westheimer, where Westheimer meets West Alabama.  The 152-room select-service hotel is a concept described as an eclectic mix of hop and high-tech.  The project is currently under construction and proposed opening date is late 2009.

Mixed-Use
Boulevard Place: This 22 acre site includes the Fashion Square and the Pavilion retail centers, and is located at the corner of Post Oak Boulevard at San Felipe. Recently acquired by Wulfe & Co., this project is slated to demolish the two retail centers and develop a major mixed use project that could include a new outdoor shopping center, a residential high-rise and a five-star hotel. Construction has begun on this project.

High Street: Trademark Property Co. has signed a 100-year ground lease on this 6-acre site, formerly the Central Ford location just inside the loop at 4410 Westheimer. The site is being redeveloped into a 100,000 sf mixed-use project which should open in 2009. The project will have specialty retail, restaurants and entertainment space on the ground floor. It will be topped off with 250 to 350 apartment units.

Residential
The Cosmopolitan: Randall Davis has completed this 20-story deluxe high-rise condominium. The project contains 75 condominiums, ranging in size from 1,150 – 3,000 square feet and starting in the high $300,000s. Located at 1600 Post Oak Boulevard, the project also includes 10 penthouses priced at around $2.8 million.

Alexan Post Oak: Trammell Crow Residential has built 390 upscale, mid-rise apartments at 1111 Post Oak Boulevard. Units rent for approximately $1.69 per square foot on this 4.6 acre tract.

Turnberry Tower at the Galleria: Nationally known Turnberry LTD is proposing to construct a 36-story ultra-luxury residential tower consisting of 183 expansive units. The project will be located next to the WaterWall on West Alabama Street. Construction will begin in late 2008.

Whiteco Residential Tower: Whiteco Residential LLA, developer of the Dominion Post Oak, is proposing to construct a residential tower at the corner of Westheimer and Sage Road. Construction is set to begin in 2008.

The Titan:  Randall Davis is proposing to construct this 26-story deluxe high-rise condominium.  The project will have 80 units and preliminary pricing is in the low $400’s per square foot.  The project is located adjacent to the McDonald’s restaurant at 1405 Post Oak Boulevard and a sales center is currently open.

Highland Tower: Pelican Builders will construct this 15-story, 99-unit condominium building at the northeast corner of Bancroft Lane and Bettis Drive, adjacent to the property being developed by Trademark Property Co. on Westheimer near Mid Lane.  Most of the units will be priced from the $300,000s to the $600,000s.  Construction is planned to begin in 2008 with completion in late 2009.

Office
The Offices at Post Oak (Willie G’s Location): Simmons Vedder & Co. is planning to construct a 320,000 square foot  office building on this 1.9 acre tract that is the current location of Willie G’s on Post Oak Boulevard.

1600 West Loop South:   Novati Group has purchased 3.5 acres adjacent to the Landry’s headquarters and is planning a 20-story office building with a 1600-car parking garage.  The 475,000 square foot facility will be certified as a green building and is slated to be completed by mid-2010.

“Tower 5” at Four Oaks Place:  TIAA-CREF is in the preliminary planning stages of a 400,000 square foot office building to be located  at 1550 Post Oak Boulevard, where a 24-Hour Fitness is currently located. 

Post Oak @ Richmond:  A large parcel of property located at the corner of Post Oak Boulevard and Richmond could soon be under construction with 2 separate development projects.  The 3 acres at the north end are rumored to be a 400,000 square foot class A office building.  The 5.8 acres on the south end have been purchased by Deyaar Development, a Dubai developer known for constructing conspicuous commercial and residential towers.
